In Dubai, the area does much of the work for a holiday home: it decides who your guests are, what they pay per night, how long they stay and how evenly the calendar fills through the year. Below are the areas where we manage apartments ourselves, how they differ for guests and for owners, and a checklist worth going through before you buy.

## How the area shapes income

The nightly rate is only half the result. The other half is occupancy and the price of entry. By the sea the rate is higher, but so is the apartment price, and there are more competitors in the neighbouring towers. In residential areas further from the water the rate is lower, but apartments cost less and more guests come for a month. So the right question is not “where is the night most expensive” but “what does each dirham invested bring back”.

## Dubai Marina and JBR

Waterfront, beach, restaurants and promenade — the best-known addresses for tourists. Demand and nightly rates are high, especially in winter. The downsides are the highest entry price and the toughest competition: dozens of similar apartments can be listed in one tower, and photos, views and response speed decide who wins.

## Downtown and Business Bay

Burj Khalifa, Dubai Mall, the business district and the canal. Both tourists and business travellers stay here, so demand holds up beyond the high season. Apartments with a view and easy taxi access do well.

## JLT

Lakeside towers between Marina and Media City, with two metro stations close by. The balance between purchase price and rate is among the best, and many guests come to work for a few weeks or a month.

## JVC and Dubai Sports City

Residential communities with new buildings, pools and gyms. Nightly rates are lower than by the sea, but so are apartment prices — which is why the return on each dirham is often among the highest here. There is no metro nearby, so guests need a car or taxis, and parking matters. Many families and month-long guests.

## Sobha Hartland and Mohammed Bin Rashid City

New developments with greenery and lagoons ten to fifteen minutes from Downtown. They suit families and guests who want quiet close to the centre; apartments here are often more spacious than in the towers by the sea.

## Jumeirah and La Mer

A low-rise area by the beach, closer to “old” Dubai. Guests value the beach and the calm, and there are fewer short-stay apartments than in the Marina, so competition is lower.

## Season and monthly stays

Dubai’s high season runs roughly from October to April, when rates and occupancy peak. In summer there are fewer tourists, and monthly guests carry the income — people relocating, working in the city or waiting for a renovation to finish. An apartment open to both short and monthly bookings loses fewer nights in summer.

## Checklist before you buy

- **Community rules.** Whether short stays are allowed in the building and whether guests must register at reception.
- **Service charge** of the building — it has a real effect on net income.
- **Pool, gym, parking.** Guests filter listings by them.
- **Transport.** A metro station nearby or easy taxi access.
- **Layout.** A separate bedroom and a balcony often beat a large studio.
- **Photos and furniture.** In the same building they move the nightly rate more than the floor does.

## How we help

We manage apartments in JVC, JBR, JLT, Dubai Sports City, Sobha Hartland and Jumeirah and see real bookings in each area. Send us your building — we will work out what the apartment could earn on short and monthly stays compared with an annual lease. Fees start from 15%, and onboarding is AED 0.

For owners

## What could your home earn?

Fees from 15%, AED 0 onboarding and no fee in a month with a loss. We will send an income estimate for your building.
