FAQ\n\nFor most buyers in 2026, the choice is straightforward: buy off-plan in Dubai if spreading payments and accepting construction risk matter more than immediate use; buy a ready apartment if you want to inspect it, finance more of it, or begin holiday-home letting after purchase. Our DLD-based data also shows buyers moving towards ready homes: off-plan made up 66% of October flat sales, its lowest share of the year.\n\nChoosing between off-plan and ready property in Dubai is not just about new versus old. It changes when you pay, what you can check, when a property can earn, and how much uncertainty you take on. This guide separates the practical trade-offs from the sales language.\n\n## What is off-plan property in Dubai?\n\nAn off-plan property is bought from a developer before it is complete. It may be at launch, under construction or close to handover. A ready property has been completed and can be viewed, transferred and prepared for use without waiting for construction to finish.\n\nFor off-plan sales, the buyer's money goes into a DLD-supervised project escrow account. The sale is registered in DLD's interim register, known as Oqood, and the 4% DLD fee is paid on registration. These protections matter, but they do not turn a future apartment into a completed one: timing, finish and resale conditions still need checking.\n\n**Check before paying** Use Dubai REST or the DLD website to verify the project status and escrow details. Do this before making a payment, not after signing because a brochure looks convincing.\n\n## Dubai off-plan payment plans: what you are actually buying\n\nDubai off-plan payment plans usually start with a 10–20% down payment. The balance is then paid in instalments during construction, with a portion due on handover. Some projects offer post-handover plans, where payments continue after completion.\n\nThat structure can make a larger purchase accessible without paying the full price at once. It is not a discount on the purchase price, and it does not remove the need to budget for the DLD fee and other purchase costs. If finance is involved, the maximum loan-to-value for off-plan is 50%.\n\nAsk for the payment schedule in writing and map each instalment to your cash flow. Also ask whether a resale before handover is allowed and whether the developer requires a minimum proportion to have been paid first. That restriction can matter if your plans change.\n\n### Costs that do not disappear\n\nThe DLD transfer fee is 4% of the price, including for off-plan registration in Oqood. Budget about 6–7% on top of the price for a cash resale: our 1BR resale example at 1,025,000 AED has extra costs of 67,305 AED, or about 6.6%. With a mortgage, budget 7–8%. On a resale, agent commission is customarily 2% plus VAT and is negotiable. Confirm the exact charges for the transaction rather than relying on a rule of thumb.\n\n## Off-plan vs ready Dubai in the 2026 market\n\nOur analysis of DLD open data covers 104,783 registered flat sales from 1 January to 31 October 2026. In October, the median price per square metre was 18,932 AED for off-plan flats and 14,745 AED for ready flats. That is not proof that an unfinished apartment is always more expensive: off-plan sales include newer and premium launches, while the mix of homes sold changes the median.\n\nThe market mix changed during the year. Off-plan accounted for 73% of sales in January, rose to 80% in April, then fell to 66% in October. Ready homes therefore took a bigger share as buyers had more reason to value an apartment they could see and use now.\n\nDeal prices also softened in the data. The median off-plan two-bedroom deal moved from 2,525,000 AED in January–February to 2,165,000 AED in September–October. The corresponding ready two-bedroom median moved from 2,025,000 AED to 1,911,000 AED. Treat these as market-wide medians, not valuations for a particular building.\n\n| Flat type | Ready, Jan–Feb | Ready, Sep–Oct | Off-plan, Jan–Feb | Off-plan, Sep–Oct |\n| --- | --- | --- | --- | --- |\n| Studio | 565,000 AED | 550,000 AED | 741,000 AED | 685,000 AED |\n| 1BR | 1,050,000 AED | 1,025,000 AED | 1,370,000 AED | 1,238,000 AED |\n| 2BR | 2,025,000 AED | 1,911,000 AED | 2,525,000 AED | 2,165,000 AED |\n| 3BR | 3,750,000 AED | 3,500,000 AED | 4,636,000 AED | 3,670,000 AED |\n\n## Off-plan or ready property: side-by-side comparison\n\n| Question | Off-plan | Ready |\n| --- | --- | --- |\n| What do you inspect? | Plans, specification, project and developer record | The apartment, building and surrounding area |\n| How do payments work? | Down payment and staged instalments | Price is settled at transfer, subject to the agreed deal |\n| When can it be used? | After handover | After transfer and preparation |\n| Maximum mortgage LTV | 50% | Up to 80% for an expat resident's first home of no more than 5 million AED |\n| Holiday-home income | Only after handover, furnishing and permit | Can begin after furnishing and permit |\n| Main uncertainty | Delay, delivered finish and resale terms | Condition, building costs and immediate market price |\n| Golden Visa route | Accepted from approved developers under current rules | Possible if the property-value requirement is met |\n\nFor an expat resident buying a first home of no more than 5 million AED, a ready property can be financed up to 80% LTV. Fees and the down payment must still be paid in cash. Non-residents typically receive lending around 50%, with some banks lending up to 60% under stricter checks. Mortgage arrangement fees can be up to roughly 1%, while valuation is typically around 2,500–3,500 AED.\n\n## Off-plan risks in Dubai and how to reduce them\n\nThe central off-plan risk is that you are committing to a future asset. Handover can be delayed. The completed layout, view, materials or communal experience may differ from the render. A payment plan does not compensate for a home that cannot yet be occupied or let.\n\nStart with the official record. Verify the project and escrow account through Dubai REST or DLD, then review the developer's completed projects, not only current marketing. Read the reservation and sale documents carefully for handover, variation, payment default and assignment clauses. If you expect to sell before completion, establish the minimum paid percentage and any approval process first.\n\nFor a ready apartment, the equivalent discipline is physical: visit at different times, inspect the unit and common areas, request the service-charge information, and check the building through the DLD Service Charge Index. Service charges are approved by RERA and vary by building and community, so a generic estimate is not a useful substitute.\n\n**A practical distinction** Escrow and Oqood provide an important transaction framework. They do not guarantee a particular completion date, view or resale outcome. Price your decision around that remaining uncertainty.\n\n## When a ready apartment is the stronger choice\n\nReady property is usually the clearer choice when you need a home or holiday-home asset now. You can check the actual light, layout, maintenance and neighbourhood rather than infer them from a plan. You can also decide whether the finished apartment suits your intended guest rather than discovering this at handover.\n\nFor an owner planning short stays, a completed apartment can be furnished and then registered for a DET holiday-home permit. Listings on Airbnb display the permit number. The timing still matters: furnishing, photography, operations and registration should be ready before the first high season rather than started halfway through it.\n\nDubai's best weather and highest prices are generally from November to March; June to September is very hot and usually cheapest. That makes a ready purchase particularly useful if it can be properly prepared ahead of the stronger season. Short-term letting requires the permit, whether the apartment was bought ready or off-plan.\n\n## Golden Visa and the purchase route\n\nA property owner can seek a Golden Visa with property worth at least 2 million AED. Off-plan property from approved developers is accepted under current guidance, but rules for mortgaged property have been interpreted differently, so confirm with DLD before relying on it. See our Golden Visa guide in the journal.\n\n## Checklist before you buy an apartment in Dubai on instalments\n\n1. **Define the use date.** Decide whether you need access now or can wait for handover.\n2. **Check the official record.** Verify project status and escrow through Dubai REST or DLD.\n3. **Read every payment trigger.** Match instalments, handover and any post-handover amounts to available cash.\n4. **Test the exit route.** Confirm assignment rules and the minimum paid amount before resale.\n5. **Compare finance.** Use the 50% off-plan limit against the ready-home mortgage position that applies to you.\n6. **Inspect ready alternatives.** Compare a real apartment, its service charges and its preparation needs.\n7. **Plan the holiday-home launch.** Budget time after handover for furnishing and a DET permit.\n\n## How YOLO STAY can help after the purchase\n\nThe best purchase is one that fits the intended use, not merely the most attractive payment plan. If a completed apartment is intended for short stays, YOLO STAY can manage holiday-home operations after it is furnished and properly permitted. Owners receive a monthly statement and can follow the property through the owner app.\n\nBefore committing to either route, compare the real ready alternatives with the delivery date and payment obligations of the off-plan unit. That comparison often makes the decision much clearer than a launch presentation alone.\n\n## FAQ\n\n### What is off-plan property in Dubai?\n\nIt is property bought from a developer before it is complete. The sale is registered in DLD's interim Oqood register, and buyer funds go to a DLD-supervised project escrow account.\n\n### Is off-plan safe in Dubai?\n\nIt has formal protections through escrow and Oqood, but it still carries delivery, finish and resale risks. Verify the project and escrow through Dubai REST or DLD, and review the contract conditions.\n\n### Can I sell off-plan before completion?\n\nOften, but the developer may require a minimum percentage to have been paid and may set an approval process. Check those terms before buying, not when you need to exit.\n\n### Can I get a mortgage on off-plan?\n\nYes, but the maximum LTV for off-plan is 50%. Fees and the down payment are paid in cash on top.\n\n### Does off-plan qualify for the Golden Visa?\n\nOff-plan property from approved developers is accepted under current rules if the property-value requirement is met. Confirm the latest interpretation with DLD, especially where a mortgage is involved.\n\n### Is it better to buy off-plan or ready in 2026?\n\nChoose off-plan for staged payments if you can accept the wait and delivery risk. Choose ready for inspection, earlier use and a potentially higher mortgage LTV. In October, off-plan's share of flat sales fell to 66%, the year's low in our DLD-based data.\n\nFor owners\n\n## What could your home earn?\n\nFees from 15%, AED 0 onboarding and no fee in a month with a loss.
