The ten-year residence visa for property owners: the main conditions and what to look out for.
The UAE issues a long-term 10-year Golden residence visa, including to property investors.
The main condition
Owning property worth AED 2 million or more. The amount can be made up of several properties; in certain cases mortgaged or off-plan property from approved developers also counts — check the conditions for those cases separately.
What the visa gives
- The right to live in the UAE without a sponsor or employer.
- The option to sponsor family members.
- Unlike a regular residence visa, it is not cancelled by long periods outside the country.
How to apply
The application goes through the Dubai Land Department and the immigration authorities (GDRFA / ICP) with the title deed, a property valuation, passport and medical test.
Combining it with rental income
The apartment the visa is based on can still earn — it can be run as a holiday home through a management company.
What could your home earn?
Fees from 15%, AED 0 onboarding and no fee in a month with a loss. We will send an income estimate for your building.
