DLD flat-sale data shows how Dubai property prices and deal volumes changed in 2026, with practical checks for buyers.
- Ready-flat median prices per square metre were about 5% lower in September–October than in January–February.
- Flat deal volume in September–October was about 28% below the January–February level.
- Central and prime areas generally softened, while some more affordable outer communities were flat or higher.
- Compare recent registered sales in the same building and budget the full purchase costs.
Dubai property prices in 2026 are falling in parts of the market, but the DLD transaction data points to a correction rather than a crash. For ready flats, the median price per square metre moved from about 15,600 AED in January–February to about 14,750 AED in September–October, while the number of flat deals was about 28% lower than at the start of the year. The practical answer for a buyer is to compare the building, condition and payment terms, not to treat Dubai as one market.
Dubai property prices 2026: correction, not a crash
Our review of Dubai Land Department open data covers 104,783 registered apartment sales from 1 January to 31 October 2026. It records flats only, and the figures below are medians rather than a price index. That distinction matters: a median can move when the mix of homes sold changes.
Ready-flat median prices per square metre eased by about 5% between the opening and latest two-month periods. Off-plan prices eased by about 6%. Transaction activity also slowed: the monthly value of flat deals fell from roughly 25 bn AED in January and February to roughly 15 bn AED in September and October.
After about 20% growth in 2025, and forecasts of further growth at the start of 2026, this is a noticeable cooling. It is not evidence that every home has lost the same proportion of value, nor that a forced-sale cycle is underway.
What changed after the war
A regional war began on 28 February 2026 and a ceasefire followed on 8 April. During March, Dubai hotel and restaurant revenue fell sharply and tourism dipped. Press reports said viewings and mortgage applications recovered after the ceasefire.
The timing helps explain a softer spring and a more cautious market later in the year. Analysts have described the move as a correction, not a crash. For buyers, the useful question is whether a particular seller needs certainty, whether the unit is genuinely comparable with recent DLD registrations, and whether the building’s ongoing costs fit the plan.
Dubai flat sales by month
Deal counts did not fall in a straight line. April had more registered sales than March, but the later months remained below the opening pace. Off-plan stayed dominant for most of the period, then its share reached the year’s low in October.
| Month | Flat deals | Off-plan share | Total value |
|---|---|---|---|
| January | 11,884 | 73% | 24.6 bn AED |
| February | 12,639 | 70% | 26.1 bn AED |
| March | 10,750 | 77% | 22.1 bn AED |
| April | 11,237 | 80% | 23.9 bn AED |
| May | 8,572 | 78% | 14.4 bn AED |
| June | 10,989 | 79% | 17.0 bn AED |
| July | 11,283 | 77% | 17.5 bn AED |
| August | 9,755 | 75% | 15.4 bn AED |
| September | 8,932 | 73% | 14.5 bn AED |
| October | 8,742 | 66% | 15.3 bn AED |
September–October deal volume was about 28% below January–February. The falling off-plan share, to 66% in October, suggests ready flats were taking a larger share of purchases. It does not by itself tell us why any individual buyer chose a ready home.
Ready versus off-plan Dubai property prices
The latest median for ready flats was about 14,750 AED per square metre; the comparable off-plan figure was about 19,000 AED. Newer and premium launches are part of the off-plan mix, so the difference is not a like-for-like discount on the same apartment.
Ready property lets a buyer inspect the actual layout, light, maintenance and community before the transfer. It may also suit someone who wants a holiday home operating sooner. Off-plan can offer staged payments, but it requires confidence in the project, developer and completion timing.
For off-plan, buyer payments go to a DLD-supervised project escrow account and the sale is registered in the interim register, Oqood. Check project status and escrow details on Dubai REST or the DLD website before paying. A 4% DLD fee is paid when the sale is registered in Oqood.
Where Dubai property prices are falling
Central and prime ready-flat markets generally moved down by about 5% to 10%. More affordable outer communities were flat to slightly higher. The table compares median AED per square metre in January–February with September–October; it does not establish the value of every building or view.
| Area | Jan–Feb | Sep–Oct | Change |
|---|---|---|---|
| JVC | 14,438 AED | 13,528 AED | −6.3% |
| Business Bay | 20,374 AED | 19,289 AED | −5.3% |
| Dubai Marina | 19,393 AED | 18,285 AED | −5.7% |
| Downtown | 27,817 AED | 25,881 AED | −7.0% |
| Palm Jumeirah | 31,578 AED | 29,277 AED | −7.3% |
| Dubai Hills | 25,913 AED | 23,369 AED | −9.8% |
| JLT | 16,014 AED | 14,585 AED | −8.9% |
| JBR | 18,184 AED | 16,447 AED | −9.6% |
| Arjan | 14,493 AED | 14,788 AED | +2.0% |
| Dubai Production City | 10,413 AED | 11,105 AED | +6.6% |
Dubai South, JVC, Majan, Dubai Land Residence Complex, Business Bay and Arjan were the busiest areas for flat transactions from August to October. Activity is useful context, but it is not a substitute for reviewing comparable sales in the same building.
Prices by apartment size
The latest median deal prices were lower across the listed layouts. The gap was more pronounced for off-plan larger homes, where the sales mix can change quickly.
| Layout | Ready: Jan–Feb | Ready: Sep–Oct | Off-plan: Jan–Feb | Off-plan: Sep–Oct |
|---|---|---|---|---|
| Studio | 565,000 AED | 550,000 AED | 741,000 AED | 685,000 AED |
| 1BR | 1,050,000 AED | 1,025,000 AED | 1,370,000 AED | 1,238,000 AED |
| 2BR | 2,025,000 AED | 1,911,000 AED | 2,525,000 AED | 2,165,000 AED |
| 3BR | 3,750,000 AED | 3,500,000 AED | 4,636,000 AED | 3,670,000 AED |
Should I buy property in Dubai now?
Buying now can make sense if the home matches a clear use case, the price is supported by comparable DLD registrations, and you can cover the full purchase costs. A falling median does not make every listing a bargain. A ready flat may give more room to negotiate on price, repairs, furnishings or completion date, especially where supply is broader.
- Check the exact building’s service charges in the DLD Service Charge Index.
- Budget about 6–7% for a cash resale; our 1,025,000 AED 1BR example with an agent adds 67,305 AED, or about 6.6%. With a mortgage, budget 7–8%.
- The DLD transfer fee is 4%; title deed and map/site-plan charges are about 580 AED including other small fees.
- On a resale, agent commission is customarily 2% plus VAT and is negotiable.
- Ask a lender about eligibility before committing: resident expatriates buying a first home up to 5M AED can borrow up to 80% LTV; off-plan is capped at 50% LTV.
Foreigners can buy freehold in designated areas such as Marina, Downtown, Business Bay, JVC, JLT, Palm, Dubai Hills and Creek Harbour. Residency is not required, and a purchase can be completed remotely with a power of attorney.
What the correction means for holiday-home owners
For an owner planning short-term letting, the property must work for guests as well as for a resale spreadsheet. Dubai’s strongest weather and highest prices are generally from November to March, while June to September is very hot and typically cheaper. Location, usable layout, furnishing and building operations matter more than a headline district median.
Short-term letting requires a DET holiday-home permit, and Airbnb displays the permit number. DET’s portal shows a waiver of holiday-home permit and licence fees from 1 May 2026 to 30 April 2027. Before relying on any waiver, confirm what applies on the filing date. A licensed operator such as YOLO STAY can help owners prepare a guest-ready apartment and manage short stays.
How to read Dubai real estate data
Use the figures as a map, not a valuation certificate. A median price per square metre can fall because more smaller homes traded, because more homes in a lower-priced community traded, or because comparable units sold for less. The most useful comparison is recent registered sales of similar homes in the same building, adjusted for condition, floor, view and parking.
Also separate a purchase decision from a market prediction. No dataset can promise the next move. Price, financing, transaction costs, the building and intended use are decisions a buyer can check now.
FAQ
Is Dubai property market crashing?
The DLD flat-sales data through 31 October 2026 shows a correction: ready-flat median price per square metre was about 5% lower in September–October than in January–February, and deal volume was about 28% lower. That is not the same as proving a market-wide crash.
Are Dubai property prices falling in 2026?
They are falling in many ready-flat areas, especially central and prime communities, while some more affordable outer communities were flat or higher. Compare the relevant building and unit rather than relying on a Dubai-wide headline.
Is it a good time to buy property in Dubai now?
It can be if the unit meets your use case, the price is supported by comparable registered sales, and you have budgeted the purchase costs. Cooling activity may improve the scope to negotiate, but it does not remove due diligence.
Is Dubai property a bubble?
No single transaction dataset can diagnose a bubble. The current data shows lower medians and lower deal activity after strong growth in 2025; analysts have described the move as a correction. Assess the specific asset and your holding plan.
How much did prices fall after the war?
For ready flats, the median moved from about 15,600 AED per square metre in January–February to about 14,750 AED in September–October, about 5%. The timing overlaps with the war and ceasefire, but the data alone cannot assign all of the change to one event.
Will Dubai property prices fall further in 2027?
Nobody knows. Watch registered deal volumes, comparable transactions in the chosen building, new supply, financing conditions and the difference between ready and off-plan demand rather than treating a forecast as certainty.
